If you are considering a move to the Lake Murray area, one of your first questions may be: How do home prices in Lexington compare with Chapin, Irmo, Gilbert, Prosperity, and other nearby communities?
The short answer is that Lexington generally sits in the middle of the Lake Murray market. It is typically more expensive than Irmo and Batesburg-Leesville, but more affordable than Chapin and many lake-oriented areas of Gilbert or Prosperity.
However, Lake Murray real estate is extremely local. Two homes with similar square footage can have dramatically different prices depending on water access, dock eligibility, water depth, views, lot size, age, school zoning, and proximity to Lexington or Columbia.

What Does a Home Cost in Lexington, SC?
Lexington’s recent median sale price was approximately $341,000, while the 29072 ZIP code recorded a higher median of approximately $354,000. The 29073 ZIP code was considerably more affordable, with a median near $284,000.
That difference is important because “Lexington” covers a large and varied market.
In and around 29072, buyers frequently encounter established neighborhoods, newer construction, luxury communities, homes close to downtown Lexington, and properties with convenient access to Lake Murray. The area also includes homes near marinas, public lake access, and waterfront communities.
In 29073, buyers can often find newer subdivisions and more house for their budget, particularly when lake proximity is less important.
Lexington is especially appealing to buyers who want a balance of:
Access to shopping, dining, healthcare, and everyday services
A reasonable commute toward Columbia

Generally, yes. Chapin’s recent median sale price was approximately $386,000, while the broader 29036 ZIP code recorded a median near $442,000.
Chapin’s higher pricing is influenced by its concentration of lake-oriented neighborhoods, larger homes, luxury properties, golf communities, and limited waterfront inventory. Many buyers also choose Chapin for its small-town atmosphere and access to the northern side of Lake Murray.
A buyer comparing Lexington and Chapin may find that the same budget purchases:
A newer or larger non-waterfront home in Lexington
A smaller, older, or more lake-adjacent home in Chapin
A property farther from daily conveniences in exchange for a quieter setting
A premium home in either market if it includes a private dock or meaningful water view
Chapin is not automatically more expensive on every street, but its overall housing mix tends to push its median higher than Lexington’s.
Is Irmo More Affordable Than Lexington?

Irmo offers many established neighborhoods, mature trees, practical access to Columbia, and convenient routes to Lake Murray. Buyers may also find more ranch-style homes and older properties than they would in Lexington’s newest subdivisions.
The tradeoff is that some Irmo homes may require updating. Buyers should compare not only the purchase price but also the age of the roof, HVAC system, windows, plumbing, and interior finishes.
For someone prioritizing value and location over brand-new construction, Irmo can be an excellent area to explore.
How Does Gilbert Compare With Lexington?
Gilbert is one of the most difficult markets to summarize with a single number.
The 29054 ZIP code recently recorded a median sale price of approximately $315,000, slightly below Lexington. However, Gilbert also includes acreage properties, custom homes, farms, new subdivisions, and valuable Lake Murray waterfront homes. That varied inventory can cause prices to move significantly from month to month.
Buyers are often attracted to Gilbert when they want:
Larger yards or acreage
A quieter, more rural atmosphere
Newer construction
Access to the southern and western portions of Lake Murray
More separation between neighboring homes
A standard subdivision home in Gilbert may cost less than a comparable home in Lexington, while a Gilbert property with acreage, a private dock, or a wide Lake Murray view may cost substantially more.
What About Prosperity and the Western Side of Lake Murray?
Prosperity’s 29127 ZIP code recorded a recent median of approximately $407,000, although this smaller market can experience large swings based on the homes sold during a particular month.
The Prosperity side of Lake Murray includes primary residences, second homes, cabins, luxury waterfront properties, and more rural parcels. Buyers may find more privacy and a relaxed lake lifestyle, but they should also evaluate driving distances to grocery stores, healthcare, schools, and employment centers.
For a remote worker, retiree, vacation-home buyer, or someone who values peace and water access over a short commute, Prosperity can be a compelling alternative to Lexington.
Can Buyers Find Better Value in Leesville or Batesburg-Leesville?
Yes—particularly if direct proximity to Lexington or Columbia is not the top priority.
Leesville’s 29070 ZIP code recently had a median near $350,000, but that number includes a varied mix of traditional homes, acreage, and Lake Murray properties. The town of Batesburg-Leesville recorded a much lower median of approximately $211,000.
This makes western Lexington County worth considering for buyers seeking:
More space for the money
Older homes with character
Larger lots
A small-town setting
Potential access to the western or southwestern side of Lake Murray
As always, a lower purchase price should be considered alongside commute times, property condition, utilities, internet availability, septic systems, wells, and future resale demand.
Why Are Lake Murray Waterfront Homes So Much More Expensive?
The overall Lake Murray market recorded a recent median sale price of approximately $490,000, substantially higher than Lexington’s citywide median. Redfin’s Lake Murray market data showed a 10.1% year-over-year increase for the three months ending June 2026.
But simply being “near Lake Murray” is not the same as owning usable waterfront property.
A true Lake Murray home may command a premium based on:
A private, permitted dock
Year-round water depth
Big-water views versus a narrow cove
Shoreline condition and elevation
Boat traffic and exposure
Sunset or sunrise orientation
Dominion Energy shoreline requirements
The condition and transferability of existing waterfront structures
Distance to marinas, restaurants, and everyday services

So, Is Lexington a Good Value?

It may not be the least expensive community in the region, but buyers often receive greater convenience than they would in more rural areas while avoiding some of the price premiums found in Chapin and the most desirable waterfront pockets.
The best value depends on your priorities:
Choose Lexington for convenience, variety, and access to both Columbia and Lake Murray.
